The Raleigh real estate market is poised for notable change as 2026 approaches, with easing mortgage rates and a rise in new construction making conditions more attractive for buyers.
Forecasts expect the Raleigh-Cary area to see a 4.4% drop in home sales and a 3.7% decline in prices, putting the city among the top metros facing such decreases alongside regions in Florida and California.
Meanwhile, Chapel Hill-Durham anticipates a different trend — home sales could rise 1%, with prices up 2.9%, driven by undersupply and steady demand.
Raleigh is nearing a buyers' market as inventory outpaces pre-pandemic levels and sales slow down, unlike Durham's constrained market.
Elsewhere, Greensboro-High Point may see the sharpest statewide drop, while Charlotte is projected for moderate shifts.
Nationally, a slow recovery is expected, with 30-year mortgage rates forecasted at 6.3% and minor shifts in prices and rents.
Staying informed will be key for local buyers as the market landscape evolves. Read More... |
